WHEN TO START BOOKING


Basically, reservations can be started three months in advance, but please consult with us if your stay is for more than one year. Depending on the availability, it may be possible to make a booking before the reception date, so please do not hesitate to contact us for more information.

APPLICATION PROCESS
・First, please contact us using the request form.
・We will check availability and get back to you by email within a few days.
・If you would like to arrange a viewing, please let us know.
・Please apply via the online application.
・After examination by the management company, we will send you an initial cost estimate.
・Please sign the contract form and make your payment by the due date according to the transfer instructions. If we cannot confirm your payment by the due date, your application will be cancelled.
・After receipt of the contract form and confirmation of payment, the booking is confirmed.
・A few days before you move in, we will arrange a date to hand over the keys.

Q :
I don’t speak Japanese well. Is it difficult to rent a room?
A :
We have a bilingual staff and always pleasure to support. Please make feel free to contact us.
Q :
Is there a minimum contract period?
A :
Yes, and it is 6 months. Our apartments are for extended stays. If you wish to stay 3 months, please contact us via request form and confirm whether there are rooms available for the short period stay.
There will be additional 20,000 yen included in the rent for 3 months contract.

Do you have rooms for two residents?
A :
The capacity differs by rooms. Please contact us first.

What happens if I cancel the contract earlier than 6 months?
A :
it is mandantory to pay a penalty of the 1 month rent. Please note the monthly rent differs by rooms.
Q :
What are the monthly expenses other than the rent?
A :
They are a water charge and an electricity bill if you live in Passage 1 or 2 (no gas charges).
We support you when you make contracts with the water board and the electric power company.
Q :
I have my own furniture. Can the room be unfurnished?
A :
Yes. We respond to your requests, for example, that you only need a washing machine. Feel free to talk to us.

Internet service offered?
A :
High-speed Internet and cable TV connections are available in all our apartments. Also we are located in the wireless Wi-Fi area. Residents directly sign contracts with the service providers. There are various kinds of services (closed-circuit, wireless, etc.) and many choose rental Wi-Fi providers recently since the contract steps are simple. Please ask us anything you are unfamiliar.

How do I pay the water charge and the electricity bill?
A :
The payment slips will be sent to your mailbox. You bring them to a convenient store and pay at the checkout counter.
You can make payment by using your credit card, but it would take 1 to 2 months to register your card for the payments.

How do I get my deposit back when leaving the room?
A :
We will deduct the final water charge and the electricity bill from you deposit, then return the remainder via domestic or international bank transfer within 1 month after the cancellation date.
(The transfer fee would be deducted from the deposit)

What will I do when I wish to move out?
A :
First, please contact us about the cancellation. (1 month in advance) An inspection will be held before moving-out. We ask our residents to clean up their rooms before the inspection.
You will pay a cleaning fee of 20,000 yen in case you order a cleaning service.
(If unreasonable damages and stubborn stains are found in the room, we will demand reparation for the cost.)
Q :
Can I sign the lease contract and receive the room key on the very day I arrive at the Kansai International Airport?
A :
The flight schedule is often subject to change from bad weather such as typhoon. It is also changeable if you use LCCs.
We request you to set up the date for contract proceeding and the transfer of the room key on the next day or later.
We arrange everything according to the appointments we make. Please allow yourself enough time to set up the schedule.
